Developments on campus
As a University we constantly invest in our properties to provide new facilities and upgrade existing ones. Work is carefully programmed to avoid disruption to students, particularly during exams and the period leading up to them. However, from time to time, there will be some unavoidable disturbance or inconvenience.
What works are planned during 2020/21?
During the 2020/21 year we have two phases of works scheduled in our student accommodation areas as follows:
- Essential repairs and improvement works - three accommodation blocks at Birks Grange Village and Lafrowda are undergoing essential repairs and improvement works during the 2020/21 academic year. These works involve scaffolding being added to the exterior of the building to allow the external cladding to be reinstalled. You can find out more about the works on our essential repairs and improvement pages.
- Construction of new student residences – works will also be underway to create phase two of our East Park site, which is in close proximity to East Park phase one and some of our Lafrowda and Garden Hill House residences. You can find out more about the developments on our new students residences pages.
Other works may take place nearby these residences on an ad-hoc basis throughout the year. At this stage we are only aware of the works above. We will inform residents in advance of works with as much notice as possible.

How will I know when and what type of works are happening?
Typically, essential repairs and improvement works take place Monday to Friday, from 09:00 to 18:00. These works are suspended during examination periods.
The development of phase two of East Park will take place from 08.00 to 18.00 Monday to Friday and 08.00 to 13.00 on Saturdays.
All works are carefully managed and if you’re living in an affected block, or in close proximity, you will receive regular updates (lookaheads) outlining the work activities for the week including the anticipated levels of disruption to help you plan your week.
Will I receive a rent reduction?
Every effort will be made to reduce the disruption caused by any of these works, however rent reductions will only be available for students living in residences in 2020/21 who have works taking place to the exterior of the block they live in (as part of the essential repairs and improvement works).
Residents living in blocks in close proximity to the essential repairs and improvement works or the East Park development will not be eligible for a rent reduction.
Students living at East Park will not be offered any compensation or rent reduction during the construction works.
