Students should make sure they look at the planned exterior work listed for the week at the beginning of the week so they can plan ahead accordingly, and aim to study on campus during noisy work. This will minimise the impact the works will have on studying.

For the avoidance of any doubt, the refund associated with the disruption will only be payable if the works proceed.

Are exterior works scheduled in my area?

A number of blocks at our Birks Grange VillageDuryard, and Lafrowda residences are undergoing exterior improvement works during 2018/19. Please see below for a full timetable of the scheduled works. Alternatively, please visit our essential repairs and improvement maps for our Birks Grange Village, Duryard, and Lafrowda residences to see the locations of the works and the proposed timetable of work for these areas.

Works will take place Monday – Friday 9:00am-6:00pm, but will be suspended during examination periods.

Essential repairs and improvement works flyer

The external cladding of the blocks is not achieving its anticipated performance and durability parameters. For these reasons, it has been decided to re-install the cladding and update the exterior of the buildings in alignment with the manufacturer's recommendations. Please note, that the current installation of external cladding is fully-compliant with fire safety regulations.

During this academic year exterior work is scheduled to take place on the following blocks:

Please note that there will be no works taking place during examination periods.

Please note the planned works are subject to change and may alter throughout the year due to circumstances outside of our control - we will keep you informed if we experience any delays to the schedule.

• If not already in place when you arrive, scaffolding will be erected around the exterior of the affected blocks and removed once the work is complete
• Net curtains will be provided in each study bedroom throughout the duration of the works, to protect privacy
• Works are scheduled to take place Monday – Friday between the hours of 9:00am-6:00pm
• No work will take place during examination periods
• Work schedules for each area is available to view online (see above), in affected blocks and accommodation receptions – please make sure you check them to find out when to keep your windows closed to prevent dust from entering your bedroom
• The construction areas are fenced off for safety reasons. Please do not attempt to enter them for any reason and please follow any footpath diversions which may be in place

If you live in a block where external works will be taking place, you will receive a rent reduction of £20 per week for the duration of the works on your block.

Rent reductions for the exterior works are applied on a termly basis to your  iExeter account, at the beginning of the term in which the works are scheduled to take place. Please note, rent reductions for any exterior works taking place during a following term (e.g. term two) will not be applied or appear on your account until the following term’s accommodation fees are due.

How can I check my account?

Throughout the year you can check your account with the University of Exeter by accessing your online statement. This can be done by logging into your iExeter account and clicking on the ‘Student Record’ and ‘Finance’ tabs. A credit note will be applied for the reduction at the beginning of the term in which the works are scheduled to take place. 

If you are unable to see the reduction appearing on your account, please log an enquiry via SiD entitled ‘Payment Enquiry’ (using this as the subject will help categorise this type of query) and this will be passed on to the right team to review.

A large amount of the planned works are scheduled to take place over the summer period; however there is a requirement for us to continue the works in certain blocks during the 2018/19 term time period.

Yes. The planned works do not affect the operation of the accommodation, which remain safe and habitable for student occupation.

The safety of residents, staff and contractors remains of paramount importance to the University of Exeter and UPP, which owns and manages the Birks Grange Village, Duryard, and Lafrowda residences.

As outlined, the duration and type of the works taking place on each block will differ. Whilst every effort will be made to adhere to the timescales shown above, these may be amended throughout the year due to circumstances outside of our control. You would be notified if there is a change in schedule to your block.

Use our essential repairs and improvement maps for our Birks Grange Village, Duryard, and Lafrowda residences to check the locations of the affected blocks during the 2018/19 academic year.

Due to the nature of the project noise should be expected; however, works will be restricted to 09:00-18:00 Monday to Friday. Further information will be provided on arrival, and weekly updates will be available with the latest information and the times when more noise is likely. You can view a copy of the weekly Lookahead (works schedule) above, and in affected blocks and accommodation receptions. You’ll also receive emails from the team when there are significant updates to the work schedule.

Study spaces are available across the Streatham Campus, please check the iExeter app to see which rooms are free and the library study space webpages for more information. Please also see above for those study spaces in close proximity to your residence. We would encourage students to make use of these during the times of possible disruption.

Net curtains will be provided in all rooms which will still allow visibility out of your window but will reduce visibility inwards. The scaffolding will be visible – you can see an example of what this will look like in our Essential repairs and improvement works video at 01:12.

The net curtains should provide protection against people seeing in through your window.

We can reassure residents, prospective students and their parents that all accommodation is subject to regular fire risk assessment and is attended by staff trained in fire safety procedures 24 hours a day.

The accommodation also benefits from a high-standard of fire detection, weekly alarm testing and managed fire drills to ensure all residents know how and where to evacuate the building. We also operate an ‘all out’ evacuation policy, with staff available to manage an emergency evacuation process.

Please check the weekly Lookaheads (work schedules) available online (see above), or in affected blocks and accommodation receptions, to find out when we recommend you keep your windows closed to help prevent dust or other work material from entering your bedroom.

Please remember working hours are restricted from 09:00-18:00, Monday-Friday and works will move around the building and at different heights during the period in which the scaffolding is in place and will therefore not be outside of a single bedroom for the duration of the works.

If you’ve paid your accommodation fees in full for this term in advance and are due a reduction in rent because of exterior works taking place at your accommodation, you can check to see if this has been credited to your student finance account by logging in via iExeter. If so, it will automatically be applied to your next invoice.

If you require an overpayment to be refunded, please raise a query with SID, titling it ‘Payment Enquiry’. This enquiry will then be passed to the right team for review who will be happy to help you.
